DOWN THE LONG driveway you find many hidden gems; this dwelling, altered in the 1960s by architect Alwyn Gillam, is one of them. Clerestories tuck in under its shallow gable, full-height sliding doors work as if they were installed yesterday, and deep eaves, supported by exposed structural posts and beams, keep the living spaces as cool as a Palm Springs pavilion. SOUTH OF QUEENSTOWN’S CBD and just below Jack’s Point on the way to Kingston, there is a slightly hidden subdivision of 41 houses clustered around fewer than 10 small roads all leading west to Lake Wakatipu. A branch of The Remarkables crumbles down into this green valley, offering a dramatic backdrop of tussock, jagged schist, and greywacke, snow in winter, and brown tones year round. This property, on the most desirable site in what is reportedly Queenstown’s first gated community, was originally conceived for the developer by Athfield Architects in the 1990s. It was imagined as three separate buildings: a double-height, barn-like structure; a separate guest house; and a main house that would be built at a later date and was expected to occupy the best, lake-facing spot. “Such a…

NAMED THE LIVING House, it's an 85-square-metre, three-bedroom home, built using cross-laminated timber construction. “This isn’t just about affordability; it’s about rethinking construction to create high-quality, carbon-zero homes that are faster, simpler, and more sustainable to build,” RTA Studio's Richard Naish explains. Last year, RTA presented the concept at the World Architecture Festival in Singapore after it was shortlisted in the future housing category. IT WAS BACK in 2016 that Elvon Young first started thinking about this home in the blue-chip suburb of St Heliers, Tāmaki Makaurau. He had known the homeowners for years and, when they were ready to revamp their home, they gave Elvon their brief. The house was dark, a rabbit warren, and didn’t work for a young family. It sat on a steep, oddly shaped section and faced south. The pool at the top of the site was annexed from the house, making indoor–outdoor flow tricky. “The biggest thing to resolve was the light; everything was in the shade,” says Elvon of the many challenges the project presented. AFTER BEING DISPLACED from Redcliffs by the 2011 earthquakes, architect Patrick Smart’s clients had rebuilt on the other side of Christchurch in an entirely dissonant landscape of flat plains and muted greens, far from the immediacy of the sea. When they decided to return, it was with a clear idea of what they wanted: a place with strong connections to site and sea, natural materials, and the ability to live outdoors in different weather conditions — in a nutshell, a house that was of its place. AUCKLAND’S BEACH TOWN Ōmaha is a horn-shaped sandspit that slashes into the Pacific and onto which suburban houses have been plonked and asked to behave like baches. It doesn’t do ‘roughing it’ very well and if the sea wasn’t there, parts of this little enclave could easily be confused for any of the newer Auckland suburbs that empty and swell with commuters and children during the work week. AN INTERNAL GARDEN painted with starry white rengarenga is a delightfully clever way to invoke the bush that once covered this property where vineyards and grassy paddocks now reign. Located on a rolling Hawke’s Bay hillside, this Haumoana home is draped in cultural reference: the shed-like form of viticulture on the outside; the machinery of art, fashion, and music-making on the inside. Architect Cecile Bonnifait describes her clients as “good people: high energy, active, interested, and interesting”. So, it’s unsurprising that the dwelling has an original form and a footprint that accommodates myriad creative pursuits.
