DESIGN Mount Maunganui retains some sense of the original sleepy coastal enclave it once was, with a handful of old creosote baches interspersed with 1980s brick and tile homes, its contemporary architectural identity is indistinct. “With the smattering of new architectural homes on this particular street, and in the wider neighbourhood, there is no real reference point. The owners wanted an urban home — something crisp but with a nod to the proximity to the coast,” Adam says. His response is one that offers a noticeable shift in the built environment, with a large — although not overbearing — sculptural form. DESIGN Purchased in 2014 with the intention of the buyer to embark on a significant renovation, the original cottage already had a lot going for it. At the rear, the site overlooks the park-like grounds of St Paul's College and down towards the Waitakere Ranges. From the front, where the bedrooms are now located, views take in O'Neill Street and the Sky Tower. For interior designer Leonie von Sturmer, the project offered an opportunity to consider spatial and material arrangements that spoke to the character of the building while creating a vivid sense of understated allure. Housing wineries Te Kairanga and Martinborough Vineyard, and local distillery Lighthouse Gin, The Runholder opened its doors last winter. It's a place that celebrates the land in design and name. The building was designed by Nott Architects and is a nod to the region's iconic woolsheds. The Runholder cleverly houses the three brands, and incorporates a state-of-the-art distillery, a subterranean barrel hall, a tasting room, and three dining spaces. Entry is through the tasting room, where sweeping views of Martinborough Terrace are the focus. HOMES The concrete-box bach on a ‘blink-and-you-miss-it’ settlement between Taupō and Tūrangi had been with the same family for well over 30 years. There are a handful of similar holiday houses here, with their backyards defined by a strip of 30-or-so metres of public reserve followed by the south-east edge of Lake Taupō. “It was a classic ‘70s bach,” says Rich Naish of the architecture firm RTA Studio, which was commissioned to undertake the pad's rebirth, “built reasonably robustly and cheaply, but it was a refrigerator in the winter.” “We've had a few little extensions added on over the years,” says Kate, who was closely involved with the project and who is one of the family members that own the property. “The windows were leaking, and we couldn't have any…

HOMES The owner had lived in the villa for many years, and from the outset wanted to create a piece of architecture to admire. The problem lay in how this would be achieved while maintaining the character of the original home. “She wanted to be in the house and look out at the architecture and enjoy it, so, from early on, the design process became about creating a series of moments and views,” Jose Gutierrez explains. Hordes of sun-seeking families drive population numbers way up during the summer months by hiring baches and hotel rooms, and dusting off apartments that are often closed for much of the year, making the region a hub of activity.
